What are managed residences?

Managed residences combine the privacy of home ownership with the services and amenities of a luxury resort. At Tarafo Bay, owners enjoy concierge services, wellness facilities and professional property management, including maintenance, guest services and rentals.

Your residence is yours to enjoy for up to eight weeks each year, while the resort manages rentals for the remainder of the year, creating the opportunity for rental income with none of the day-to-day responsibility.

You own the property. We take care of everything else.

Why should I invest in Cape Verde?

While Cape Verde is a successful hotel and resort market for Europeans, with the hotels often outperforming their sister hotels in other destinations, it’s also poised for significant growth in investment in tourism. Our hotel represents an opportunity to invest in the next stage of Cape Verde’s development, with high returns on investment for early investors. The hotel will have the unique benefit of world-class golf courses too, allowing it to compete with Europe’s finest golf resorts.

Is Boa Vista a safe and stable place for investment?

Yes, Cape Verde has been a democracy since 1975, and is a model example of growth and development. While Boa Vista is a safe island, as is standard in a resort of this kind, there will also be a 24-hour security presence, and arrivals and departures will be monitored.

Can I invest via a personal / business company?

Yes, you can. It can be a local company in Cape Verde or elsewhere. We recommend you take your own advice on the optimal route for you.

Do I have any voting rights?

No.

What happens if not all the money is raised?

The development will commence when we have contracted commitments for 100% of the project.

How is my money being protected?

As the funds are being raised, they are placed in a protected Escrow account. As development commences the funds will be drawn down. The contractor is paid an initial mobilisation fee, and thereafter upon surveyors valuation. Accounts will be kept and independently audited.

What if the hotel isn’t built?

We won’t start unless we have sufficient committed funds to open phase one of the resort. If we do not achieve that threshold within 18 months of your commitment being made, we will refund all the funds from the Escrow account.

What if there are cost overruns?

We have a high development contingency of 10% of construction costs. We will also have a fixed-price contract with our building contractor, who is a global company with an extensive track record of building luxury hotels in Cape Verde and elsewhere. Our delivery team are globally experienced managers with a strong track record in delivering such projects on time and on budget.

What if I want to hold onto my investment for a longer period? 

This investment is intended to be a five-to-seven-year return. At the sale or refinance of the hotel, you will receive an opportunity for exit dividend or you can remain in your property.

Is the asset fully insured?

Yes.

What restrictions are there on selling?

You can sell at any time. Our only condition is that we act as the broker for the sale.

How is my interest valued at the time of sale?

Your unit represents a fixed percentage of the overall development interest, fixed at the point of purchase and set out in your title document. Any sale will be open market and you will receive your relevant share of the proceeds.

How is the price of my unit calculated compared to other units?

All units have a reference price set to give the same yield for each type, prior to any discounting or price escalation.

Do I have control over the design, finishes and maintenance of my residence?

No. This is first and foremost a hotel, operated by a global hotel chain with expertise in ensuring the right facilities, ambience and consistency in the overall hotel. Your apartment will be fully fitted out and maintained to the high standards of the hotel operator.

Are there any hidden costs?

No, other than any advisers you may wish to appoint yourself and any taxes you may incur. All ongoing costs are accounted for in the overall hotel operating P&L. This includes any reserves for future improvements and refurbishments, which will be according to the hotelier’s normal professional practice, and will always be scrutinised by the Management Board and audited.

Can I live in my managed residence?

Aside from your chosen eight weeks every year, you won’t be able to live in your hotel unit, other than by reserving it as a normal guest but with preferential VIP status and discounts. However, you can buy a managed villa or apartment within the beach part of the development, with more flexible options.

Do I get discounts in the rest of the hotel?

Yes, you’ll have a discount of 20% on all hotel incidentals, such as food and beverage, spa reservations, and sports bookings.
